Heritage Office Building Case Study

Leading REIT specializing in commercial space creates operational resilience in refurbished heritage office building

About the Company

The Company is a leading commercial REIT with a portfolio spanning over 5 million sq ft. Guided by social and environmental responsibility, they focus on refurbishment and revitalization of office spaces.
THE CHALLENGE

Proactively addressing operational resilience and sustainability

The Company wanted to proactively address their portfolio’s operational resilience and sustainability, while also protecting many assets’ historical beauty and thoughtfully refurbished interiors.

They knew that even the most professionally refurbished buildings would experience water leaks, and sought to proactively detect and mitigate potential damage and downtime that might result from them.

One particular building had experienced leaks from radiators and showers, and was identified as an ideal location to trial a new water leak detection solution.

THE SOLUTION

Retrofittable water leak detection with non-invasive installation

The Company selected LAIIER’s Severn WLD™ sensors. After repairing the cause of the existing leaks, the sensors were retrofitted across multiple floors.

The tool-free installation was accomplished in under a day, causing no disruption for tenants, who continued to occupy the spaces.

Once installed, the Severn WLD sensors immediately began monitoring for water, and sending regular data and updates to LAIIER’s cloud dashboard.

THE RESULT

A solution that provides peace of mind

The Company’s facilities team immediately appreciated the peace of mind that the solution offered.

Having seen how quick and nonintrusive the installation process was, they decided to expand their water leak detection coverage. Further devices were installed under a water pump, water tank, and in multiple water riser cabinets.

These devices detected several leaks within the first 2 months of operation.

The facilities team received out-of-hours alerts as soon as leaks were detected, enabling them to respond quickly and spring into action before substantial damage was done, or tenants were inconvenienced.

Immediate peace of mind

  • Disruption-free installation that didn’t inconvenience tenants.

  • Immediate water leak monitoring.

  • Expansion of pilot to cover further leak-prone infrastructure use cases.
