Premier Life Science Building Case Study

Leading life science & technology focused REIT proactively safeguards tenants' work and experience in Class A+ building

About the Company

A leading REIT specializing in the development and operation of buildings for life sciences and technology organizations. Renowned for premier, Class A and A+ buildings in key industry hubs, and an enviable tenant experience.

THE CHALLENGE

Ensuring uptime for operational continuity & tenant experience

The Company prides itself on providing a premier tenant experience, supporting employee attraction and retention.

Equally as important is protecting uptime for its tenants, many of whom perform critical experiments. Water leak-induced shutdowns not only interrupt operations, but can also cause environmental and safety breaches, as well as risking regulatory non-compliance.

To safeguard their tenants’ work and experience, the Company sought a water leak detection solution that helped them to minimize building-wide risk. Their focus was on early leak detection in mechanical rooms.

THE SOLUTION

Accurately detection that alerts before damage & downtime occur

The Company chose to install LAIIER’s Severn WLD™ water leak sensors in mechanical rooms across multiple floors of a flagship building.

The tool-free installation was completed in under a day, without interruption to services or tenants working in the building.

Once deployed, the fleet of Severn WLD sensors immediately began monitoring for water leaks, and sending data to LAIIER’s cloud dashboard.

THE RESULT

Early detection avoids significant damage, downtime, and disruption

In under 3 weeks, the first water leak was detected in a mechanical room on a higher floor. An additional leaks 4 followed within that month.

In all cases, the Company’s facilities management team received real-time leak alerts that enabled them to swiftly respond. Damage and downtime were avoided, reducing the workload to repairs and simple cleanup.

The Company’s facilities team quickly gained trust in the accuracy of the water leak detection solution, and further devices were deployed at the original site. The Company subsequently deployed further fleets in other buildings in their portfolio.

First leak detected in under 3 weeks

  • Detected in a mechanical room at an early stage, avoiding significant damage, downtime, and tenant disruption.

  • 4 additional water leaks occurred subsequently, all of which were immediately attended to thanks to the LAIIER water leak solution.
